The property service contract has the characteristics of a collective contract, which runs through the provisions of the Civil Code on the property service contract. There will be a separation between the main body and the binding body in the property service contract. The contract concluded by the construction unit or the owners' committee should have certain preconditions for the owner to meet the basic principles of the law. On the premise of benefiting the owner, commitments made publicly by the property service provider become an integral part of the property service contract. When the owners' committee has filed a lawsuit as the plaintiff in matters involving the common interests of the owners, the rights of individual owners are restricted. The main body of the obligation to pay the property fee has been appropriately expanded, and the defense of refusal to pay the property fee should also have legitimate reasons. Individual owners are not allowed to terminate the property service contract, and owners can only jointly decide to dismiss the property service person in accordance with legal procedures.
